PROJECT OVERVIEW

An Exercise in Permanence

Rising gracefully above the shoreline of Dubai, Aurelia Bay is an architectural manifesto in coastal permanence. Engineered with deep cantilevers and curved aerofoil terraces, each residence commands unobstructed horizons across the turquoise gulf. The development integrates 184 expansive sky residences, six private duplex penthouses, and a private deep-water marina accessible solely to homeowners.

Architectural Concept & Form

Designed in collaboration with celebrated European master architects, Aurelia Bay responds intimately to the thermal dynamics of the desert coast. Aerodynamic louvres deflect intense solar radiation while funneling sea breezes into semi-sheltered courtyard verandas. Hand-finished Portuguese limestone anchors the podium, transitioning upward into ultra-clear low-iron glass and sand-toned anodised bronze.

Form follows climatic consequence. By treating natural light, prevailing atmospheric currents, and regional materials not as peripheral considerations but as generative structural catalysts, the building achieves an innate sense of belonging.

Environmental & Regenerative Commitments

Marine Heat Exchange Cooling

Utilizes deep-sea water circulation for central district cooling, eliminating energy-intensive cooling towers and reducing power draw by 42%.

Kinetic Solar Facade Elements

Automated shading screens dynamically shift angles throughout the daylight cycle to optimize thermal comfort while maintaining panoramic ocean views.

Desalination & Greywater Loop

Zero-potable-water landscape irrigation supported by an on-site micro-filtration reverse osmosis system and greywater collection.

Living Shoreline Reef Barrier

Artificial bio-rock reef structures deployed off the seawall encourage local marine biodiversity and safeguard against coastal erosion.
